Ok so here is the deal:

It's FSBO, 936 SqFt 2 bed 1 bath home built in 1949. Everything is still 1949 inside and out with an exception to the 15y/o roof that is leaking. The ARV is 248K the seller has it priced @ 210K. There is HVAC issues, a radon gas leak that needs a mitigation system, and a very broken up drive way that leads to a shed of a garage. The estimated repairs were approximately 60K. I offered 120K.

@Dennis M. Agreed! I love the car analogy too, I'll use this situation as a learning experience. No skin off my nose at all. Follow ups and negotiations are key so I'll be ready when that time comes. I appreciate the feed back.

@MikeIpsen Thanks for the kind words! I'm sure he'll remember me. I dealt with him for 2.5 weeks and built a pretty good report. It was a big relief to get that out the way though. It boosted my confidence as well as my motivation.

Submitted my 1st offer today and the seller told me I was ludacris lmao I guess I'm that much closer to a yes/deal? I explained everything to a T on how I came up with my numbers. The most thorough explanation ever and took offense to my offer. I told him if he changes his mind to give me a call.

Thanks for the advice Bob, my mission today will be just that. Find a contractor and go from there, I'll keep you posted on this situation.

I have an appointment next week to check out a home. I'm not sure what to look for 100%. The seller says the house needs approximately 50K worth of work. Should I bring a contractor with me to check out the house? I don't know any contractors smh
