I am shifting my focus towards providing turnkeys in Atlanta and would like to hear from turnkey investors. -What factors/criteria are you using to evaluate properties located out-of-state? -Would you prefer to have property management in place? Any other thoughts or opinions would be appreciated.

focus on PM  then refocus on PM  then take a very hard look at PM... PM makes or breaks out of state investing.

also decent inspections of the properties prior to close and addressing major issues. not talking about an inspection report and have to do everything NO one can do that or should expect it but major systems should be all in place and functioning with nice lifetime left on them..
