Using Zillow for Sqft of a property

I have come across 2 properties in the last two weeks in Salt Lake where the owner has said that the property is one size and Zillow has said it is significantly smaller than what the owner says! Has any one else run into this problem? If so what else do you use to check the SQFT of a property in Utah Or Salt Lake City?

Can you use county/city tax records? My primary house is 1900sqft, Zillow has it at 1300sqft so it's not uncommon
