Get a Mentor, if you have a job just save up and pay for someone in business, not some lame guru. I worked for another investor for almost 2 years before going on my own.  I know a guy out here who just jumped into it and made $20,000 in his first 4 months.  My best Advice is to make sure your sales skills are the best and youtube university will help you a lot! Don't let anyone on here ruin your drive about wholesaling either.

Even with those raised rents it makes the deal tight and not a deal.  I dont want to sit on a negative asset and at the peak of the market and then when the market corrects have everything get worse.

@Mauricio Ramos Yes the deal will be 100% seller financed with $0 down on the front end.  I was thinking the same thing as you with having delayed payments for a set period of time to build up reserves and stabilize the property.  Instead of taking on a negative asset right off the bat.  I could put in $50k into it the property is in good shape the owner put in $200k before wanting to sell. I walked the property Last week.  I will have to go in with significantly lower terms if I would want this thing to be any type of a deal I was hoping someone saw what I didn't see in the deal. hahaha
