@Emmanuel Kehinde in my opinion, "reasonable" makes it a gray area. Reasonable for whom? If the seller deems it unreasonable, it sounds like he can refuse access.

I would simply work with the seller as best you can to get access when you need. If you've been clear that you need access to sell his property, I dont see why he would have a problem with you accessing it.

@Emmanuel Kehinde sorry to go so far off topic.... what does the contract say about you entering the property? That will dictate whether you have "open access" or not.

@Emmanuel Kehinde that doesnt matter. If you have a contract to market a property without a license, you should probably be very low key about it. If a realtor finds out and reports it, you could be in serious trouble.

Each states have specific laws about the consequences, I know that here in Florida, it's a 3rd degree felony

@Emmanuel Kehinde you have a contract that does both? I would be interested to see the wording of such a contract.

What you are doing is likely illegal. Being compensated to market a property requires a license.

@Joel Parrilla Both are very capital intensive, but flipping for income is probably the best way to make an income. Refinancing the BRRRR with no income will be nearly impossible if you're just starting out. Keep in mind that you'll also be looking at 40%+ income tax on flips so plan accordingly.

You mention using savings to get by while you get started. Are you also using savings to fund the flips?

Why not just find a job with better work/life balance while doing real estate on the side? Having steady income will make your journey so much easier.

@Diane G. It is not illegal to reject a section 8 tenant.... it it illegal to reject a tenant BECAUSE they are a section 8 voucher recipient. BIG DIFFERENCE.

@Maurice Smith insurance companies are in business to collect more in premiums than they pay in claims. Unless it is extremely cheap (which I'm sure its not), it would be more worthwhile to just have proper reserves.

@Scott Trench any inner city, "d" class neighborhood will be your best cash flow properties, on paper.

C+ to B- would, in my opinion, be the best balance of cashflow, appreciation, and low maintenance property and tenant

Seems a little excessive....
