Hi Christopher, I haven't done a deal myself, but from everything I know... you would find a cash buyer first, after you've worked the numbers, and assign the property over to him/her, and collect your fee... let the cash/end buyer deal with providing that proof to the seller/agent

Does anyone know of any good investor friendly Title Companies near Palm Springs, California? Specifically, ones that are familiar with and can do Assignments, Double Closings, etc...

I have found a wonderful channel on Youtube, dedicated to helping those without money or credit, do wholesaling. They are the best I've ever seen, not only because of their wealth of knowledge, but their story (father and son), and they are constantly talking about how to do Wholesaling, from start to finish. Hi Kevin,

Just came across your post from a couple years ago. Anyway, you can see a person's profile if you follow them, by going to Alerts at the bottom, then select Connections at the top... then just click on their photo from the list.

@Chris Leeper Hi Chris, I know exactly how you feel. Can you believe I've been studying this stuff for years and still haven't found anything yet. However, unlike you, I don't have any money to invest, and my credit is shot. So I've just recently started studying Virtual Wholesaling, in hopes of being able to make enough cash, so i can reinvest it.

Hi Shannon, I'm actually in the same boat... I've been studying for awhile, and I'm still not sure where to start. I want more of the wholesaling, creative financing strategies, like what the Wolff Couple share, as I don't have any money to start or good credit. I would really like a mentor, but with no money, they're hard to find.

Anyway, if you find a good starting point, let me know where it's at.

I hope you find something.

I work for the Postal Service in PD, so I have a couple of days off a week, as well as most mornings, but not always, as this varies. I remember you before, when you first accepted my invitation - Thank you. I was off of this site for a while - looking for work. Now I'm ready to go at this full speed. Would love to meet sometime, and talk over some investing info.

Hi Joseph,

I'm just starting out myself, and I'm 50, even though I feel a lot younger. But, being that your young, that's awesome! I'm trying to start off by wholesaling as well. I don't really need the motivation, because it's already there, and your little push, is what you already mentioned - your college and your parent's mortgage. I believe you want to know where to start or at least more info. I know BP has some great podcasts on wholesaling. There is also this site of theirs:  https://www.biggerpockets.com/blog/ultimate-beginners-guide-real-estate-wholesaling, which may help.

When your goals are to help others, you will always find the help and success you need.
