New young investor looking for tips/advice!

Hey guys, My name is Justin Page and I am a senior in college. Recently, I read Brandon Turner's book on rental property investing. I can't get enough of it!!! I am on zillow daily, looking at properties, running calculations. I know I am very young in this industry, but I am excited the opportunities it could present in the future. I do have one major question to start this discussion- If you could tell your 21 year old self something to do, regarding real estate investing, what would it be? I look forward to your answers!

Be able to buy your first property right out of college is what I’d tell myself.

Thankfully I didn’t wait long. Put my first house under contract in April of 2017 (graduated may of 16) and now own 3. If you want to go the rental route, the key is to buy a lot or scale as quickly as possible. The more you own, the less likely you go under unless you’re just overleveraged. My long term goal is 30 percent equity or more across the portfolio, so j think that would keep you safe in that regards.
