Hi everyone! 

New to this site, but have watched BPs podcast a few times and love the good info I've heard!

I have a question that I would greatly appreciate some help with. I've recently sold my 24 unit multi-family in Canada, and looking to invest in the the south to find the best states/cities where I can have/do 3 thing:
1) Warm weather, 2) good neighboorhoods to raise a family, and 3) a good market to do real estate (mainly Cashflow on cheap S. Family homes and small 2-4 units). 

I'm currently looking into the following cities: Tampa, Jacksonville, Tallahassee, Athens GA, and Greenville S.C and San Antionio, Texas. 

I'm hoping to get some help by all you pros out there that know and have been in those markets for a few years.

I'm flying into Tampa next week and spending 2-3 weeks traveling all those cities on the east coast (except San Antionio) to check it all those out and get a feel for them. Wish me luck! :)

Any advice of tips would greatly be appreciated!

I moved from CA to Greenville SC 3 years ago and love investing here. I also own rentals in Austin TX and have been very happy with them. I imagine San Antonio would be a great place to invest. Arn

     Hello, congrats on the huge sale! I hear prices on real estate in Canada are insane. I live and invest in Athens Ga. This is a great market, the town itself is supported by both state funds and industry. Atlanta, which is only 1.5 hours away is booming and bringing in jobs left and right.      Hi Arn, wow that's incredible! Big move! Perhaps we can connect once I'm in Greensville if your available, should be there in a few weeks! I've heard great things of Greensville. Do you know if it's a solid market for cashflow right now?

     Yeah, I hear you! I hear lots on Tampa, Dallas and those prime areas, but I don't hear much on San Antonio... no one seems to be talking about it...?! Seems like the same or better returns than Dallas and Houston.

    @Georgui Kasaev Thanks a ton! Yes Canadian prices are ridiculous in most parts of Canada. I've worked and traveled the entire country and it's scary what im seeing! 
    Ohh wow, your in Athens, yeah, I don't know the avg rents right now, but I've seen some of the cheapest properties there. So, i'm very excited to check it out! I'd love to connect! I'll send you a message! Thanks!

    The market is slow, steady and rising. Low inventory so when you do flip it's not going to last long if you're priced right.

    I’ll throw my input for Athens, GA. It’s going to be one of those unforgettable cities if you hang out for at least a few days. One of the best college cities in the country, also labeled by many as top place to retire, and with my experience raising 4 young kids I wouldn’t want to be anywhere else except for often the beach trips. “Deals” are tough to come by, but with patience you can uncover what you want. The small to medium apartment like you just sold would be nearly impossible but it can happen, just depends on what return you need.
