@Jacob Allen I live in south Cherokee County and would be interested in a meetup in the area.  I used to go to one 10+ years ago that was hosted in Adairsville, I believe, but has since been disbanded. 

Seems flipping at these low margins doesn't leave much on the bone. Are you doing low end rehabs? Most of what I am seeing is that the properties need at least a new roof, siding, and landscaping, not leaving much for interior work. I'm sure the numbers work for holding, but I'm not into the rental game at the moment.

Thanks, Parker. I'm sure we'll be in touch. Yes, please provide the meet up info. I used to go the one up north of here (in Adairsville, I think it was), but I believe that one has disbanded. Went to a few ITP but they were more for selling courses. Hopefully that has changed.

Thanks, Michael. Have you had any luck finding properties in the area?

Most of the advise I can give is on the mobile home side. Since they are titled like vehicles, it's quick to get in and out. Wholesaling them was easy as well. I'd find ones that went back to the lender and contact them. Write up everything wrong, take pictures, and offer them a couple of hundred dollars. Once they approve and send you the title, hire someone to clean out the place. Turn around and sell for $5k - $7k cash. 

On the nicer, newer models, I'd flip them. Put up to $1500 into it and sell for $19k with owner financing (with $1500 to $2000 down) and sell the note.

If you can find a nice park to work with (meaning the park manager) they will start providing you leads so they can start getting lot rent again.

After about a 10 year absence I'm cranking it back up again. My name is Tom Burks from the Woodstock and Acworth area in Cherokee County, Georgia. I had started in the REI business in 2003 dealing mainly with manufactured (mobile) homes. Did some wholesaling and others I fixed and sold the notes. I had also flipped a town home in Marietta as well. I left the business in 2007 (without losing anything) and am revving it back up now. Waiting to close on a HELOC and will focus on SFR's.

My progression of goals is to wholesale a few homes to build additional cash reserves then move onto flipping. And then ultimately start acquiring some holds (including some multi-units) for cash flow.

At this point I'm looking to build my "team" and meet with local investors.
