@Nick Edgington Hello, good question. UGA campus is fairly spread out around Athens. There is the main campus downtown. There is the vet school on the east side there is also a medical campus of prince ave. Students rent near all those. they rent apartments, houses by the room, and entire houses. Most of them will live with roommates. There are some laws on the books about more than two unrelated adults living in one home but I suggest you look those up since it's been a while since I have. @Andy Park Welcome! Good Question. If you have never seen leases and or other agreements then you may want to run them by your attorney. The good news is that you most likely are going to use an attorney to close the deal. If you are then you can ask them if they would be willing to also take a look at the leases and other paper works as part of the transaction if they say no, call attorneys until one says yes. @Jill Jay Welcome, Athens is a great place to invest. The, no more than two unrelated adults under the same roof regulation, is surely a thing to consider. But don't let this deter you too much. The closer you get to UGA main campus the harder the competition for housing. If you can find something off-market in that area it would be a great cash-flowing property. Not so much if you find it on the MLS. However, the thing to consider is the current low interest rates and the fact that you are trying to buy your first residence. Sometimes your first property does not need to be a home run just enough to cover your mortgage and get you started. Also, don't forget there are other campuses in Athens than the main downtown UGA campus. Try looking at the East Side of Athens close to the newish vetschool. Hope this helps.

@Sean Delagrange Welcome! And congratulations. Lenders usually give you a pre-approval rate that is subject to change all the way up to the day that you send in a binding agreement after that they will start working on your actual rate. In my experience, there is nothing that says you have to use the lender that gave you an approval. Obviously, check your agreement with the lender. @Joy McDonald Yes you can. You have to have an agent who is willing to set you up as an unlicensed assistant and give you corresponding access to their MLS. However, there is not one MLS that covers the whole state. Good luck!
