I am inquiring on how to structure a deal involving multiple investors for one property. The property is listed at 55k. It's a tri-plex located in Columbus, GA. Owner currently has 1 tenant paying $425 per month in rent. I have an LLC already in place, in which my investors are not a part of. Investors are willing to invest into my LLC to purchase the property. My question is, how should I structure a deal to pay the investors once the property is purchased? The projected income off of this property is $1,275 minus expenses per month. Should I offer 10% annually off of investment amount? What are more options in order to make sure the investors have an incentive

Hi Dontavious, have you looked into Columbus, Ohio as a market to invest in? There is a tremendous amount of revitalization going on here. The market still has great investment properties available. With OSU graduating 6,000 plus students a year, as a state capitol and with the tax incentives attracting companies like Facebook and Google, there is no shortage of need for multifamily property. Columbus is attracting investors not just from other states but from around the world.
