I can promise we're not scammers,we are a very legit business..plz do not take head to that saying of our company as it's just not true we are on top of investors making calls daily to do follow-up. None of the reviews are true.i am a employee..

Same Story as Beth Gadoci, I have reached my limit with them , Terminated my contract with them and took over managing my properties. Now I'm learning the awful truth about my properties condition, Non of them were renovated in any way as promised by Citrona . Buyer be where
Stay far away from Citrona!!! I purchased a home from Citrona in February 2019. So far communication from their end is non existent. They owe me payments from two months. I am still waiting. I have no clue if there is a tenant or the condition of the house. I will be exploring legal action in a few days.
Something seemed "fishy" to me last year when I had first talked with Citrona. Mainly because they have a fake account on Facebook making their marketing posts in all of the Real Estate groups (Raina Beyond is the name on Facebook I believe), plus their website was very amateurish. However, I still decided to look into it further. I took the family on a road trip to Johnstown and checked out some of the properties, I talked to the local utility companies, the title company, insurance company, etc. and everything seemed legit. I knew at the very least I would get the deed to a property. I wanted to buy several properties but I told them I would do just 1 small duplex to test them out and see if I like how things work out and then I would buy many more.
I own several businesses but I had never had an investment/rental property yet. I was looking to get my feet wet with a cheap rental property so I could learn. This is becoming an expensive lesson...
I chose a duplex and closed in the beginning of August 2018. To this date (3/27/2019), I have only received ONE payment from them and that was after I told them my lawyer was going to get involved. This company's communication is absolutely atrocious! It takes MONTHS for them to return emails or phone calls. They had a rental/web portal that hasn't worked in the 9 months that I've been with them. Every time I called and talked to Kelly, the lady who I originally dealt with when I purchased the property, she would try to help and tell me I had to call someone else. She was very nice and seemed to try to be helpful. She actually DID get people to call me back, however, the person who would call me back just kept giving me non-answers: "Oh you didn't get a payment yet? I'll check on that", "Oh, one of your tenants hasn't paid in 3 months? I'll check on that.", "Oh, we had your closing date wrong by 3 weeks so we owe you more prorated rent? I'll check on that.", etc. etc. Of course, I never heard back about ANY of this. By the way, it was always someone different every month or 2 that was "managing" the Johnstown properties. I would call to talk to Michele and she was "no longer with the company" and then Amy took over...then within another month or 2, she was "no longer with the company". So it seems their turnover rate for the employees is very high.
So I've been emailing a list of questions about where my money is, what's going on with the non-paying tenant, about the water bill being like $500-$700 per month (oh yeah, there's that!), and the absolute worst thing is the fact that I found out they charge their management fee whether the tenant pays or not!!! SO they rob Peter to pay Paul! They charge for rent expected rather than rent collected! To me, I think this is a shady way to do business. There is no real motivation for the property management company to evict tenants and/or fill the vacancy as long as 1 tenant is paying their rent. Personally, I would rather pay MORE per door or a higher % if a property management company charges based on just rent collected. Anyhow, for any new investors out there, please pay attention to this before signing a contract with any property management companies.
At this point, I am desperately looking for a new property management company and I'll be talking to a lawyer to get all of this handled.
If anyone has any advice on another property management company in that area, please help.
My final assessment on Citrona is: I do actually have a deed to a property, maybe they mean well, maybe they are outright scammers, maybe they are just trying to make a quick buck on quick flips, I am not 100% sure...but one thing for sure is that their property management company is terrible and seriously lacks communication, and I would never recommend them. It's still up in the air what I find out about the inside of the property if I switch management companies...this could end up being worse.
I saw people on here asking for a detailed explanation of any dealings with this company, so I hope this helps.
Their marketing practices are very deceptive. They do not deliver the product they claim to sell you. My property was purchased almost three months ago. My property was supposed to be turnkey with a long term tenant and the property is supposed be in good condition without needing any repairs. Oh yeah, and it also comes with a two year warranty. To this day I have not been able to get any proof of how the property looks, any tenant info, or anything related. They do not answer emails or phone calls.
Citrona hasn't paid me a dime to this date. I spoke with Kelly Spencer also known as (Kelly Bonilla) and though she seems to be nice she is well aware of the shady deals they are selling. I've been in touch with many and I mean MANY investors they screwed over with their so called "turn key" properties.
After I realized that I have been taken for a ride I started researching Citrona Homes and the owner. From my research Paul Gulbronson is the main principle of Citrona Homes. Do an internet search for Paul Gulbronson with the words criminal, scam, fraud and you'll find very interesting info.
My attorney here in Texas and I are ready. It looks like I will be able to file a lawsuit in my Texas county instead of theirs because they do regular business in Texas by selling their products via a sales rep who solicit business by phone and email.
I did hire a new property manager but do not have any experience yet. The person at the new management company told me that they have been contacted by many owners who purchased from Citrona. That person also told me that after contacting the Johnstown Cortona office they are very unresponsive. They go out of their way not to assist in the transition to new management and simply hang up the phone each time they call.

Here's an update. So a week ago or so they gave me a website to check my balance, status, etc. It's called Rent Manager rentmanager.com. They are a legit provider of property management software. So I login and I see that Citrona owes me $1970. Yesterday I try to access their portal and guess what... I can't login. So I called Rent Manager and they told me Citrona Homes account is suspended for none payment and this is the reason Citrona portal does not work.
I bought a duplex back in June of last year. So far I have received a payout of $1100. I finally got fed up. Filed a BBB complaint and got ahold of my tenant through FB and she told me everything what was going on. Citrona told me one of my units is vacant but my tenant says people are living there! I found out that the owner of Citrona is in jail. I called the local cops and they said that the ATF is doing an investigation into the company. I do NOT get involved with Citrona. Bunch of crooks. Now I have to find a management company and clean up this mess.
Further update. I never received any other money. Matter of fact they didn't repair any units, never did any work on any of them. The whole entire thing was a massive scam. They shut their doors in June. What a waste.

I live in Johnstown, PA and am interested in speaking with anyone that is looking to sell properties. I flip, wholesale, and open list properties and believe contacting owners who were deceived by Citrona opens a channel of opportunity for both of us. I am not a property manager or landlord.
Just an update on Citrona, Paul has fled back to Panama and the arsonist who burned down a potential laundry mat is in jail. Paul will not be returning to Johnstown, but I suspect he will be entering the country with the same intentions under a new business name.
