Hey All!

I have a strategy I was going to test but wanted to get your opinion first. It is pretty simple.

  1. You find an off market property you would like to mail.
  2. Instead of mailing, you research the owners name and do a Google search.
  3. The Google search will bring you to their Facebook page (if they have one), by searching the city they are from.
  4. Then you send a Facebook message to the owner of the house instead of the yellow letter.

My thought was that this will have a higher chance of getting in front of the owner. This will obviously not work for extremely common names, but I did test properties that I have been mailing and the owners are fairly easy to find on Facebook.

Do you guys think this is too invasive?

Post: Looking for Dunedin Florida Investors to Network and Share Ideas

I hope everyone is doing well.

I am a Dunedin investor/agent who is looking to buy single family homes in Dunedin with cash (20-30 in the next year). Specifically targeting 3BR and 2BR houses (can close quickly).

I would love to network with other investors in the area and bounce ideas off one another. Does anyone go to any good meet-ups in the area?

I look forward to hearing from you all.

Dunedin Investors, do you have any local property management companies you would recommend? I am looking for a management company that has experience in portfolios of single family homes.

Hey Guys! I have been searching the Dunedin/Palm Harbor market for some time now and have not been able to find great deals. I know prices have been rising there in the past month. Im curious, has anyone else had any success? If so, what are your criteria and how are you finding deals? Any help would be much appreciated!

Post: Mortgages that cover repairs when you don't live in the home.

Hey guys, I'm looking at a duplex that's in a great area but needs some work. I've estimated that the repairs would be about $15,000 and will still Cashflow after repair. The ARV will also be much higher once the repairs are made. Is there any loan that will cover the cost of repairs? I know the FHA 203(k) will cover repairs but I don't plan on living in the home. Is there any other mortgages that cover repair expenses but don't require you to live in the home?
