Buy before or after a relocation?

So I have a friend who will be relocating next year and they already own one duplex where they currently live in Minneapolis. They have a good income, savings and are still finding properties that would cashflow here in Minneapolis but haven't bought more because they will be moving. The problem is when they move they won't have as high of an income right off the bat as they are self employed. Would you continue to buy where they live now if you were them or just continue to save money to buy when they move? They are concerned about managing them long distance but also that moving will slow down their long term investing plans.

Hey, I love listening to Dave Ramsey and he always says long listance landlording isn't good. You have to rely on someone else to manage your property and you will not be able to see the condition of the property on an ongoing basis. 

   Some people do it and it works, but personally I wouldn't recommend it. I always like to think of the worst case scenario. Imagine, tenants don't pay rent and the water heater goes out. Your friends will still have to pay a mortgage or rent and they may be making less income, so 

I personally wouldn't do it I would wait.
