Hey, I love listening to Dave Ramsey and he always says long listance landlording isn't good. You have to rely on someone else to manage your property and you will not be able to see the condition of the property on an ongoing basis. 

   Some people do it and it works, but personally I wouldn't recommend it. I always like to think of the worst case scenario. Imagine, tenants don't pay rent and the water heater goes out. Your friends will still have to pay a mortgage or rent and they may be making less income, so 

I personally wouldn't do it I would wait.
