@Josh Oaten or @Ryan Swan or open to others input or even partnering on a viable plan. Recently purchased a 1/4 acre lot in north Phx that has a single fam house 🏡 on it that I’m fixing up - haven’t made my final decision on my end-game yet. I checked with the city and the lot can have 8 units. So, still trying to determine the right move. Sell, rent it or rent while figuring out how to develop the lot. Anyone been in this situation before with insights? Also, I am a realtor. Considered listing it with illustrations as well...up for insights. 🤷🏼‍♂️

If the child is put on title, does the financing count as owner occupied? (Low downpayment - 5-10% vs 20% as non owner occupied) What are any implications for both - parent and child?

Thank you guys! appreciate the feedback and insights, obviously going to try and play within the rules, but will be sure to know where the line is.

Appreciate the correspondence! About 1 month til close...the idea to request these be vacant, is interesting...could possibly put in my inspection response..although I'm using 1031 money, so I need to be careful to close on this identified property. Sort of a unique situation for me..

Thank you! I appreciate the feedback and input, I've dealt with several tenants both in WA and AZ, but this scenario is new. I will see if there is any "standard" for cash for keys and the time it would take recoup it if I received market rent. I agree, not the litigious type, but will have my attorney review the leases when I get closer to closing....I just did a similar acquisition right around the corner, but those leases were loose and month to month, so that was an easier transition. 

We shall see what I can come up with!

Would really appreciate any insights into how to or ways to break lease with tenants? Here’s the scenario - buying a 4 plex in Tempe, AZ that was all rented out in Aug for 1 year on 3 units and 2 years on 1 Unit. At about 40% below median rent for the area. Also, when they expire are at a key time of the year when college students return for fall semester. (Entire town rents out near school) So, not sure I can turn that quick and may miss the window. How soon following any hint of Non compliance, late payment or any other means outside an ideal tenant can a lease be broken? Open to ideas... Thank you in advance!
