Oh I see. Hire a manager; is that similar to a property manager of sort but for senior living? How would you source a manager?

Awesome on the retirement. New build maybe a bit aggressive getting into real estate unless you have a builder as a partner in a deal to see the full steps or stages that go into new builds.

No Go. Flood Zone 3 years minimum before you break ground for new construction.

 $43,750 for lot cost? Is that for 2,500 SF lot / Subdivided in 77088...Haven't seen that since 2018.

Question; does the property has utilities? 

1. Replat / Subdivide to small lots and sell with utility hooks

2. Sell land and reinvest into multiple deals / projects

3. Secure construction loan financing to build duplex / multifamily (Would need to know the local comps)(Easier to get a construction loan because you own the land)

4. Tiny homes (For the homeless, senior living or military veterans
