West Milwaukee - Good/bad?

I am looking to buy a house in west milwaukee, but don't know the area well enough to know if it is a good neighborhood or bad. It would be my fiance and I living there and I want something that I would feel comfortable with her being alone at. We would also look to rent it out and want to get an idea of the tenants. Would look west of miller parkway north of Cleveland ave and in west allis too. Thoughts?

Dominic,

I actually have a home for sale in the Golden Valley neighborhood near 98th and Keefe. It is a very nice, safe, and up and coming area. We were renting it for $1350/month but the tenant recently moved out. Feel free to pm me if you would like more information or some pictures.

So i was specifically looking in the village of "West Milwaukee" so on Greenfield Ave and east of Miller Parkway. How is that area? I can't seem to find any crime data showing that area as it doesn't fall in west allis and doesn't fall in milwaukee either.....

I would say the area east of Miller Parkway on Greenfield is going to be more similar to Milwaukee proper. Its not the greatest area, there will definitely be some crime. West of Miller Parkway will be a little better and be more similar to living in West Allis

West Milwaukee is fairly safe overall. You can find some really nice houses there. Just watch out for property taxes. They tend to be high compared to Milwaukee and West Allis.

@Dominic Augustine - Dan is right, my very first rental property is in West Milwaukee, actually South of Miller Park on S 54th and Beloit. That was back in 2010. The most important thing for me was to buy in a good neighborhood and I figured the taxes would keep the riffraff out, so to me that was a good thing. I never had any crime related issues and the neighborhood is mainly owner occupied. There was one bad rental property on the street and I would hear about some complaints once in a blue moon, but never an issue and the property is vacant now. I like to buy outside of Milwaukee and in better school districts and good neighborhoods, but I have never regretted my West Milwaukee decision. Every street is a little different. I would just spend some time to drive and walk the area. I can send you an app that is helpful to see listings you are passing by.

Better than West Allis and more overpriced too! In full disclosure, I'm bullish maybe bias as well on West Allis, West Milwaukee, and Cudahy.

Anyone here familiar with Eagle, Wisconsin? My Mom has a house there and she is wondering if it has rental potential if she ever moves out in the future.

If anyone has references to agents, lenders, and property managers I would love to connect with them.

Cody, Eagle is a remote suburb of Milwaukee.  Its a small town without an overabundance of rentals. Not a lot of large complexes.  There is rental potential for sure for the right property.  Its with 20-30 minutes of a lot of town with larger amenities and jobs.  

I recommend @Jason Roman for a real estate agent.  I do property management in the area, PM if you want to talk.  Real Property Management has a Waukesha branch that does good work as well.
