In a private sale, investor to investor, how are disclosures handled?

@Deborah Burian Even in a private sale selling investor to investor, you still go through title and closing to cover both of your butts. When your deal goes through title and closing, the title company will make sure everything that's required is in there.  I use a simple 1 page contract "Purchase and Sales Agreement" that outlines the general clauses, or you can just print the standard Oklahoma real estate contract online, but when we go to close, it will be the traditional multiple pages, and all disclosures required by Oklahoma.
