Advise on out of state rental property investing

Hello BP Family:

I have gotten some great advice from my previous forums, and was wondering if anyone is in my situation, I live in Los Angeles, an area not great for rental properties, prices to high, laws not favorable to landlords, etc. and am looking to finance my first rental property outside of my state, I have saved up roughly 20k, my credit is good, but not sure what my next move should be, I would like to get close to or above $200.00 in cash flow, so far all I can think of is to use a credible turnkey company after locating the right area, I would appreciate any advice form anyone who has gone through a similar situation, and made a wise move and is seeing great results.
