Hello BP Family:

I have gotten some great advice from my previous forums, and was wondering if anyone is in my situation, I live in Los Angeles, an area not great for rental properties, prices to high, laws not favorable to landlords, etc. and am looking to finance my first rental property outside of my state, I have saved up roughly 20k, my credit is good, but not sure what my next move should be, I would like to get close to or above $200.00 in cash flow, so far all I can think of is to use a credible turnkey company after locating the right area, I would appreciate any advice form anyone who has gone through a similar situation, and made a wise move and is seeing great results.

I was looking into Memphis Invest, but noticed the prices are a bit high, I would like using them as a rental management company, but I feel like if I find a home through an agent with minor repairs and invest a bit for a minor rehab, I can get a much lower over all price on the proper and get a higher cash on cash return, I do not know if I am correct in my assumption, maybe I am missing something I have not yet thought of, Thank you for the advice.

Hello BP family:

I hear a lot of good things about the Dallas market, I want to try and buy a rental property there SFR, something hopefully 100k or lower, I am hoping for a cash flow of a little over 200 a month, I was wondering if anyone has some good advice for me, maybe knows a good agent and or rental management company I may be able to look into, I was also considered maybe buying something below 50k in a good area that needs some work then rehab, refinance, and rent, for hopefully a higher cash flow, I would greatly appreciate any advice, thank you BP family.

I made sure I was not spending on things I did not need, I then open a new bank account with a small local bank and got a part time night job as a package handler, all that money is going to that account and I am not touching it, hope this helps, it will be hard work, but I am sure it will be worth it, if I find a better way I will let you know, hope this helps.

Hello BP family:

I decided to invest in rental properties out of state using a turnkey company, from what I read seems like I will need about 20% down or close to 30k, so I decided to get a night time job part time as a package handler, all this money will be saved for my down payment, I was wondering if there is anyone currently doing the same, or someone who started this way and was able to save up the money and already purchased there investment property, I just want to know if I am making the best move, Thank you BP family and I look forward to hearing from you.

Thank you BP family for such quick replies, as far as my goals and situation, I would love to buy well below market value and be able to get a purchase agreement to assign to rehab buyers, I dont have much for immidiate income rought 5k but i have roughly 30k in available credit and a fairly good credit history and score, thank you again for your quick replies means a lot to me.
