Obtaining abandoned houses

Hey everyone! I live in a rural souther Indiana area and about a mile from my house is a house that has been abandoned since 2012. There is a small sign in one of the windows saying that the property is "assumed abandoned". I spoke to the previous owner when he lived there and I believe he moved out of state. Although abandoned, the house doesn't seem to be a property to flip from the outside. Does anyone have advice on how to go about obtaining this property?

Sound advice @Cornelius Garland.  What I have found is great in a rural area is that when bidding on a foreclosure, there is almost never any competition. The other thing is that when you have a clean, updated rental property in a rural area, there is also no competition. You have cornered the market and therefore the rent rate is higher.  For someone who wants to live in the country or near family, etc. there is usually nothing decent to rent.
