Anthony Dooley thanks for the reply Anthony. I could see that being the case with rural properties. There are two newer homes (less than 10yrs old) across from it so that should help with resell or rental value. I don't have any deals under my belt so the thought of something so close to home is intriguing.

Dave Van Horn thanks for suggestion Dave. After trying for a while and not finding anything on the county's assessor website, I found propertyshark.com and got a lot of information on the property. It shows ownership still being in the guy's name who used to live there. If it was foreclosed would it show a bank as owner?

Cornelius Garland thanks for the input! I'm sorry for the error in my post, what I meant to say was "it doesn't seem like it would be a hard property to flip from the outside". I'm a beginner but if it checks out I would like to flip it and use a portion or all of the profits to put into a multi family deal. I will certainly look into your suggestions.

Hey everyone! I live in a rural souther Indiana area and about a mile from my house is a house that has been abandoned since 2012. There is a small sign in one of the windows saying that the property is "assumed abandoned". I spoke to the previous owner when he lived there and I believe he moved out of state. Although abandoned, the house doesn't seem to be a property to flip from the outside. Does anyone have advice on how to go about obtaining this property?

Hey BP community! My name is Levi and I am currently living in southern Indiana. I am fascinated by large multifamily developments of which I will eventually own. I haven't started to build a portfolio yet, but am currently looking to for opportunities to purchase something in the range of 5-10 units. Any tips on the Louisville/Souther IN area would be appreciated.

I am a assistant manager and leasing consultant for a large property (402 units) in Louisville, KY. I have worked as maintenance for some time before moving into the office side. I am going to try my best to be very active on BP so hopefully I can meet or connect with a lot of you. I  look forward to being part of the BP community. 

Hi Raymond Atzbach , I'm don't own any properties yet, but I currently work for a decently large management company. We go through creditbureareports.com for credit and criminal record searches. We don't look at the applicant's actual credit score, but we don't allow for anything to be in collections except medical or school bills. We look for past evictions and bankruptcies as well. We also check their resident history for the previous 5 years and we require proof of employment. Gross income has to be 3.4x rent. The property I work at is 402 units and we are 98% occupied. If we aren't as full we lower the income req. to just 3x rent. Our app fee is $75. These requirements may be too strict or too lax depending on you're area. The higher the demand in your area the more strict you can be. This is just how we do things and we tend to get pretty high quality tenants. Our turn times on vacant units is about one week because the tenants usually leave them in such good condition. Hope this helps!
