Evaluatiing Vacant Lots Near Charlotte

Hello everyone -

My partner and I have been doing some multi-channel marketing for motivated sellers in and around Mecklenburg county, and our most recent campaign has given us some vacant lots which are not ready to build on (wooded).  Does anyone have  experience evaluating vacant lots, especially in Concord?  I know roughly what new builds are selling for per SF.  I'm not quite clear on cost to build and get the lot in buildable condition.  

Any advice would be appreciated!

hey @Jason Lawson "it depends", zoning, sewer, water, or septic, if septic - does it perc, etc. a ready to go lot with all utilities available is "typically" worth about 25% of the completed house value so you have to work the math backwards. Btw , new builds per sq ft would vary between $100-$300 +- depending on what part of Charlotte you are talking about.
