 Nope. Rent goes back into SDIRA. Non taxable . Distributions are always taxable from a traditional SDIRA but not a Roth 

Consider converting your IRA into aSelf directed IRA" . Have the SDIRA buy the rental. All rents go back into SDIRA , totally non taxable event. (You get the cash flow and appreciation but not the depreciation since the SDIRA owns the rental)

There is no sure answer. You can cash the equity and sit on it and potentially redeploy back into other property   Personally, as a Realtor in the Charlotte market, The thought is that price increase may slow down but not go backwards  imho
