Our company has several SFRs and one small MF quadplex in some hot areas of Charlotte that we are looking to finance as a bulk deal.  We will be managing all the rehab work and are interested in any type of creative financing solutions to fund the deal.  Would love to talk to you if you're interested in a low-risk and large-upside deal in Charlotte, NC.

Hi Kim,

Do you guys lend on fix and flip projects?  We have a bulk deal with several SFRs and one Quadplex and we're looking for financing.  Just curious if you're in the space.

Thanks,

Jason

Thanks Don!  Any sense of how much it would cost to clear a wooded lot that is about .75 acres?  Or does that just depend on a lot of variables?

Hello everyone -

My partner and I have been doing some multi-channel marketing for motivated sellers in and around Mecklenburg county, and our most recent campaign has given us some vacant lots which are not ready to build on (wooded).  Does anyone have  experience evaluating vacant lots, especially in Concord?  I know roughly what new builds are selling for per SF.  I'm not quite clear on cost to build and get the lot in buildable condition.

Any advice would be appreciated!

Thanks,

Jason

This is a solid opportunity for buy and hold investors looking for properties around Charlotte. Depending on financing assumptions, Cash on Cash ROI will be north of 17% in year 1. I have a detailed pro-forma for anyone who is interested.

Does anyone in the Charlotte area know any investors in Salisbury, or people who invest in that area?  I have a good opportunity in Spencer, NC but most of my network is in Charlotte.  Thanks in advance!

Hey everyone I'm fairly new to the REI world in Charlotte and wanted to see if anyone has recommendations on contractors who do work in and around Charlotte? I have a property near Gastonia that I'd like to get help estimating repair costs with....I might be wholesaling it so I would likely pay them a fee for their time and also refer them to my end buyer.

Really appreciate anyone's thoughts!
