Zero Deals in Birmingham, AL from Nashville, TN

I have been seriously pursuing fix & flips for in the Birmingham, AL Area for about a month now. This would be my first flip. We have made some progress. I have set up an LLC and bank account, found a realtor, contacted some wholesaler, and we have some contractors. My business partner is currently working in the city, so I have someone there to look at properties.

We thought we had one deal but could not get financing (not as easy as it seems)  but turns out it was not as good of deal as I thought.

I am now looking for a deal and I have financing approval on 55% of the ARV, which is kinda tough to find. This is something that I want to do full-time as I want to be able to quit my 9 to 5. I would like this to be my next career move.

Any advice on what I am doing wrong or what I should be doing next?
