Occupied Wholesale Deals

I'm an active wholesaler in the Philadelphia area. A problem I'm having is with the properties I get under contract that are occupied. At first it's okay to come by and get pictures and i can say I need a contractor to come take a look at the place  so I need to come back again. After that if the first buyer doesn't want the property I have to start making up so many excuses and the seller gets upset because they don't want to keep disturbing the tenant. Has anyone dealt with this, or any suggestions as to how i can deal with it? I get way more of these properties than any other and I don't want to start walking away from these deals. There has to be some sort of creative solution to make it so I don't have to bother the tenants or owner-occupiers so much.
