New House Purchase Checklist... (Help! What are we missing?)

Hey folks - I'm working on creating some checklists for my business (I'm reading The Checklist Manifesto right now.) I'm planning on releasing these, for free, on BiggerPockets when they are finished. 

Today I'm working on the checklist for buying a new property. Sort of a "due diligence checklist" I guess. 

Basically - this checklist begins the day the property is put under contract and ends the day the home is purchased. 

So... I'm wondering... what am I missing? What's part of YOUR process that I might need to include?

I love lists, and this checklist is great! My first thought is about the tax research and county research: isn't that something to be done earlier in the process? Some of the results could be huge factors on the purchase price or other decisions.

A great overall checklist, and each line item could be an in depth conversation too. I'm interested in more information about the creation of the presentation packets.

For line #1 "Get signed documents..," do you mean the purchase and sale agreement, or what other documents?
