@Hardy Davis Hi from Anacortes! It is hard to find mutlifamily in town, are you looking in other areas of Skagit? Are there ways you can capitalize on your current properties, like add an attached or detached ADU to bring in more rental income?

@William Simpson Great response! Are you in the Skagit area? The Anacortes ban happened fairly quickly, so I agree with you, it is hard to base an investment solely on something that jurisdiction can ban.

@James Eckert I came here looking for information specifically for Azibo, so thanks for taking the time to share your experience. That's unfortunate that they couldn't process the invoices correctly. Are you still using them, or was that the end of the relationship?

@Brayden Zender Sounds like a great investment! We love our apartments in Mount Vernon, they are always in demand and are great investments. What are you long term and short term goals? Do you have time and want to be hands on? How is the cash flow on this current investment?

@Robert Ellis Thanks for the reply on my 7 year old post. I now know how to build as we have built two duplexes for ourselves. We are very small scale but we have the knowledge to be the general contractor and work with the cities. It helped that I worked as an estimator for a local residential custom home builder for a while. Those 4 units are the best rentals in our portfolio and we continue to slowly build in our market. Being a developer/builder is a role that I have come to enjoy. Your business model sounds awesome, and it sounds like you've really found a niche that benefits a lot of investors in some great markets.

@Derek Brickley I agree, there is not much I need from Credit Karma and Mint was so much better. Is Nerd Wallet an app based only platform? I do like having access from my desktop too.

@Jason Hill What alternatives have you come up with? I am in the same boat as you and do not recommend Credit Karma at all for transaction and budget categorizing. I wish I had all my mint data for some end of the year tax reporting, and am not scrambling to find something new. Let me know what you came up with.

@Liz Zack Hi Liz, did you ever come up with a story on this topic. I have lost all my mint.com data and am looking for a similar alternative that gives me robust transaction categories and budgeting. I love going into details for my spending and easily creating budgets and comparisons to other months and years. I like searching for transactions and being able to quickly categorize them, even break down one specific line item to multiple categories. I have been a mint user for over 10 years now, and I use this to track my personal spending. I do not use mint.com for our rental property accounting.

@Avand Amiri I don't see your list in this thread. I am saddened by the loss of Mint.com and the data I need to compile for my taxes. I will check out Empower, as it seems to be one of the only free ones. @Tatum Littleton Is Empower pretty robust with the transaction categories and search and budget categorizing? I want something I can search my transactions and organize with detail.

I have been a 10+ year mint.com user and religiously track my expenses. This has helped me understand my spending when I was saving for a downpayment, and now helps me track certain expenses I need to submit for taxes. Welp, as of this month, my account has been transferred to their new Credit Karma and it doesn't look the same and all my budgeting information is gone. Welp, please help. What are the best online budget trackers? I have searched the web to find some paid subscriptions like Monarch or YNAB or Empower. I love the ability to categorize all my spending and split transactions into different categories. I like the feature to search for categories and displays for the budgets. What else do people successfully use for their personal finance tracking? Is another else saddened by the closure of mint.com like I am?
