We have a tenant who's lease is up and is now month to month.  She we over a month late on her rent a few times and never returns my call or messages.  Currently she is over a month over due and her late check bounced.  She will not return my messages.  Without a lease can I just give her a 30 notice or due I have to go through court for the eviction?  We live in New York state.

Thank you guys I went to the city and they asked if the roofer has done a good job.  I told them yes and they said just pull the permit yourself and he can go back to work.  We were stressed for nothing.  Great to have this site to get information.

If we pull the permit do we have this guy try to finish or do we get a new contractor.  And if so are we gonna owe this guy anymore money. We paid over tge $7200 he quoted for the roof but he did a lot of other things. Completely teplacing the fascia and taking down a chimney and taking out the sky lights.

Thanks for the advise.  I agree stay on the good side of the city.  I think the guy did good work and we got what we paid for so far.  Calling the city in the morning.

We just bought a foreclosure and had three roofing companies give us a quote.  We went with one and asked if they were licensed and insured.  He said yes and showed us proof of his insurance.  He is almost done with the job and we have paid about 70%.  But today when I went to the house there was a sticker on the door stating "all work must stop no permit for the roof".  I contacted the roofer and he told me/showed me proof that his license had expired a month ago and he did not realize it.  He wants us to now try to pull the permit and say we had friends working on the roof and didn't realize we needed a permit or he will get a big fine.  We don't know what to do.  Do we call the city and tell them the whole story? Help!

We have two college students who do not have a rental history and were going to use their parents as an income source to pay the rent.  What should we request from the tenants? Should their parents sign the lease?  Should we requests their income or a letter from them?

@Regina Sitterley I was looking in the Atlanta market and it looks promising. We were more interested in buy and hold properties and looking to have it professionally managed. Do you have any interesting leads.

@Kyle Hricko We also were looking in Florida but we heard that you have to live in Florida at least half the year to qualify for a mortgage.  Is there any truth to that? Go you have any interesting leads?

Thanks Mike I read your article. Very informative. We are looking for a snow bird place for use but we would be OK with just renting it for a few years. Jay we have two condos now but the HOA fees are a bit high. How do you find a good property manager.

Me and my wife were thinking about buying investment property down south but we are not sure what state has the best investment opportunities.  Also we were wondering how hard it would be to get a mortgage out of state.

I was looking a property on auction.com and was wondering if anyone had any information about the site. I am curious why it would be on a site like this rather then listed on the MLS. Also the property I was looking at had this in the Title information.

Does this mean the buyer pays the $9,487.40 before closing?  Just wondering what people think about the site if they have used it.
