Here's what one of the leaders of my investing group does:

He uses private money to acquire and rehab the property. Then, he gets it re-appraised and refinances to pay off his investors and even to take his profit. Now, he's got a property that only has holding costs until he sells, and he has all his initial money out so he can get started on the next deal.

Great way to work, if you can figure it out or have some one teach you.
