Advice on dealing with smaller troubled banks

Hello,

I am targeting the smaller troubled banks for property. Does anyone have any advice on how to handle the asset managers? Tying to come up with a strategy  but I am new and would like to know what to expect so I am not going in blind. Thank You

@Jason Welch  I would say your about 3 to 5 years too late.. Most if not all troubled banks have either cratered  IE a firm like Rialto bought them.. or have worked through their OREO.

Banks will always have some OREO buts it nothing like it was 2008 to 20012.

my community bank that I work with Has Zero OREO at this time for instance.
