Hi Jonathan,

Welcome to BP. I am knew to the business but I figured I would put my two cents in hoping it will help you make a wise calculated decision. That 240K from the first property could be used roughly to buy 3 properties at 82K or in that price range in another market. say they are they same rent per month at 1150 X 3 that would be $3,450 compared to the $1450 you are currently collecting for rent. It is all about the ROI and in some markets you get more for your money. I hope this helps you.

I want to expand to markets outside of my state, Any suggestions on what markets I should look into? I was thinking of Nevada, Indianapolis, Ohio and the Carolinas. your feed back is appreciated.

Does anyone have a marketing strategy that is working in Southern California? I was looking into bandit signs and possible direct mailers. Any suggestions on what avenue of marketing works best with the way the market is in So Cal?

To be honest I don't recommend looking for rentals in California at all. Prices are too high for the 1% rule to make sense and the laws favor the renters more so than the owners. There are some great out of state markets that will stretch your dollar futher and bring in better ROI.
