Got my dad hooked on BP: Now wants me to invest retiremet: 1 Mill

With the stock market tanking and a daughter in real estate who is constantly talking about Bigger Pockets, my father finally joined the ranks and took up listening to Brandon and Josh with me on Bigger pockets. 

Now this: He has recently let me know he wants to look into moving a large part of his retirement into real estate and he would like me to help.

This is a man who  has worked his whole life and worked harder than most anyone I have ever met, and he did not love his job. We are talking about his nest egg, so the pressure is on!

I am a licensed RE agent and know my market well. Here is where I want help. My dad is most interested in ROI. I have been focused for the past several years on buy and hold, cash flow and BRRR.

My needs and my father's needs are very different. He does not have 25 years to wait for his assets to appreciate. He's not looking for a big payout down the line he's looking for good ROI. (Better than the stock market)

So here is my question BP: If you were 65 and had 1 million dollars to invest where would you start? What would your strategy be?

I am looking for ideas and also if you have old forum posts, blogs, or articles you think I should read; by all means please send me links.

All thoughts welcomed. Thanks in advance!

Your local market is completely different than mine.  But... if I had an agent to get lots of free work out of... and a millions dollars... in my market I would probably buy 13 $75,000 homes.  That would bring in about $171,600 in rent.

That is fairly low risk because of no leverage being used.

How much income does he want to take out?

What are his thoughts on risk?
