My experience is that the Hill section's (and most anything in Downtown Burlington) very high price points make for low ROI potential as well as low cash flow potential. If you are looking to invest for appreciation it would be one of my top pics in Vermont. That being said I personally don't like purchasing hoping for future appreciation. It feels like slightly informed gambling. If you are looking for somewhere to park a bunch of money it's probably not a bad spot. If you are looking to leverage what money you have for cash flow or ROI I would pick another neighborhood/town.

 Hi @Jake Marin thanks for saying hi to the group. @Jay Mitiguy we should all still get together...but alas time marches on and lives change. We could all do a round of drinks at the hatchet some night this week and meet Jake? Although Jake, I am not sure how much use I will be to your current topic of interest. All of my and my husbands properties are in Chittenden and Franklin County. Jay has done more out of area stuff.

Hahaha!  Keep going to those meetups! RE got me a husband who is now also our family's property manager, GC, and chief household investor! I lucked out with @Matthew Parisi :)  Found him in my open house 3 years ago. <3

Thanks @Emmanuel Tejeda for the shout out! Joe if you do go the multi family route check out NBT bank's "Home in the City" Loan. Best financing I have seen for an owner occupied multi. It is only available for a purchase in a few city's (Burlington, expanded to Winooksi this year, and I think also Rutland-- definitely good to look into based on where you are potentially looking to buy) in the state. 5% down no PMI on the loan. I wish it had been around when I first purchased, would save me $200 a month on my loan. I don't know if you can finance a 3-4 unit with it but I do know you can do a duplex.

Thanks for the vote of confidence @Ben Granja@Alex V. I'll message you my number. I'm not sure what all the weekend holds for me yet (such is the life of a RE Agent) but I like beers and talking about real estate. I read some of your other posts so I think I know what you are looking to do. Burlington is likely a bit better than NYC but its getting a bit tapped out as well. Many of my friends are headed towards St Albans. That being said you can find deals in any market....right?
