@Jay Hinrichs Hello again Jay,

My husband and I would also like to be on your list of considerations for the Indy duplex case study. We would meet the requirements of having the funds, no criminal background :), and we are renting on the west side of Indy very close to Speedway.

We have a passion for real estate and really want to learn about home repairs. We have absolutely no experience fixing up a home and have never owned our own home because we were teachers working abroad in Asia for over a decade. We would of course seek out the guidance and advice from other BP Indy members, especially the very successful Mullins couple from FS Houses. 

If your looking for very fresh investors with absolutely no experience with home repairs but a desire to learn, then we are it! Thanks for your time and I wish you the best with your choice!

@Jay Hinrichs This project is going to be such a great learning experience for whom ever you pick and for all of us on BP. My husband and I would love to take on this project but we may close on a deal this week and be busy rehabbing another property. 

I think it will be extremely difficult for you to choose a person, because their seems to be so many deserving investors on BP. Good Luck!!!!

@Jay Hinrichs Did I really just receive a response from Jay? No way! I am actually going through the forums and really learned so much from your comments. I think the more seasoned investors, as you say, try to cut out the middle man and probably market directly to sellers in order to get in at the lowest entry point possible. I wholeheartedly agree with the all cash strategy, it is the only way I would even consider entering the C-Class (30k) market AND by having excellent property management in Place.

@Logan Hicks, very wise words indeed! I feel like it is becoming increasingly more difficult to build a solid portfolio due to the scarcity of well priced opportunities. Rather be patient, even if it means wait till the next recession :)

Excellent stuff, thanks so much for responding! I think this is especially relevant for where we are in the cycle, although always true I would suspect.
