@Matt Campbell 1st you don't need a real estate agent to buy a property (I am an agent BTW). You can just meet with the owners and do your own contracts. The state has a standard form you can use. Search Colorado Real Estate Commission Forms and go to the one that is by colorado.gov. Get a title company to do the closing. If you want to have someone back you up find a local attorney that specializes in RE and have them review the contract for you.
2nd don't buy a property if you don't know if it's a good deal or not. Learn to do your own evaluation. No Agent will guard your interest like you will for yourself. Spend some time learning the area. Once you get reasonably good at it you can figure out if you want the property with a couple of hours of research. It will probably take a new person 10-20 hours depending on how good they are in the internet.
Go to the analysis tools on this site and start plugging in the numbers. Research the area using google. Finally, go drive the area and talk to people.
It's not hard but it takes time. IMO it's not something that you can just off-load to an agent. Sure a good agent can help you ask the right questions but it's not the protection that many think it is. Do your own analysis.
