I am a first time investor in the Colorado Springs and may have found a duplex that could be a success.  I am in need of a quality home inspector who works on the West side of the Springs.  Wanted to see if anyone could provide me with contact information and a brief description of your experiences with them.  Thank you everyone for the help!

I have been looking at buying an investment property for a few months now.  I am in a similar situation as you in the sense I am looking to invest with a lower amount of cash available for a down payment.  

I have seen a lot more opportunity in the Springs, which is where I personally plan on investing in the future.  That being said, you want to live near Denver and if you live in Colorado Springs it is anywhere between 1-2 hrs to get to Buckley AFB in Aurora.  If you are not concerned about proximity to mountains Aurora is an affordable area but be warned you need to be sure of the area you are thinking of as there are many iffy sections of Aurora that are not great.  Denver's market is very tough to move into at an affordable price. I would suggest starting with looking at Littleton, Aurora, or north of I-70.  All have their corks but in my mind all much better options than Denver. Best of luck!

I found a property I'm interested in purchasing. It is in Colorado Springs but i have two problems. One, I don't know any good, investors based real estate agents down there. Two, I don't know what areas i want to stay out of as I am new to CO and don't live in the springs. Any and all help would be appreciated!

I am a first time home buyer looking to invest my money. I have been looking at homes for quite some time now. Any one that knows Denver, knows the market is red hot. I want to buy a home just west of Denver in the Lakewood to Littleton area for 185k or less. The plan would be to have a large enough home to live in but also rent out while in the house. My question is do you think it is even possible to find something at a solid price in the current Denver market? Since it is a first time buy and I would like to build a portfolio, would you suggest an apartment, town home , or house? The markets in the Springs look a lot more reasonable, would you suggest to look to invest down there instead? Thank you in advance for all the help/suggestions.
