Chicago Investors: How much would you pay for a property in the Burnside area(60619)? It's a sfr, brick bungalow, 3/1, move in ready, just needs some cleaning...

Is $45k too low???

There's five 3/1 properties in that zipcode under 11,000 on the MLS right now so I think that price could be too high.
