First time buying under owner financing

Good evening bigger pockets. Thank you for letting me connect with you. I am about to buy a house under owner financing in virginia in the norfolk area and need some advice on how to proceed. The house is  3/1, $6000 down and 1700/month. I know I can make some cash flow out of the property and I know how long it will take to be able to refinance it. My problem is about the contract, where can I get a real state agent or someone who have some knowledge on the topic around this area. Thank you. Will be adding information shortly.

Hey Scott! Congrats on the purchase in VA! Were out in Manassas, great forest walks there! Do you mean 6k down or 60k down? I like the idea of not using and agent and instead learning to do the purchase contract yourself with a local lawyer. Its a great learning opportunity!
