Post: I have a Sub to deal on hand and the paperwork for Sub to and Land trust

Good afternoon, I´m looking for someone who can help me with some guidance on how to set up the paperwork properly and have a better understanding of the process go for a Sub-to deal with a Land Trust, I already have all the paperwork (I believe), POAs, Sub-to, and everything, before I go ahead and hire a RE Attorney.

I´m in the Hampton Roads Area and honestly even if is a 30 minutes call that will help me a lot with understanding the the process.

Luck does not make for successful investing my friend. As they say "success is 2% inspiration and 98% perspiration".

Having a Local Mentor is great if you can find the right one. For creative finance training, I’d go a bit further a field. It is touted as being easy but the troubles people create for themselves unnecessarily, are many. You become who you deal with.


Thank you for your input Bob, everything is about how willing are we to modify our ways to reach success. Let me modify the way I wrote that down.

Wish me for more challenges to get my way, so I can continue improving , solving them and reaching my goal.

For creative finance training, specifically in the Sub-To realm and owner financing is where my next path is at.

Problems will always come and if not avoidable, I´ll better learn how to solve them.

Good morning, My name is Hiverson Scott Simmons, I´m getting my first sub-to deal in the next couple of days trough a real state agent who brought me the lead and I´m paying her for her services in exchange for bringing me the opportunity. My problem is she doesn't have much much knowledge on the creative financing realm and is trying to do the deal as a normal real state transaction. I have been educating her on all the documentation I need her to get from her broker and maybe title company because I don´t have the contracts and clauses myself (other than maybe some online free contracts from some youtubers teaching creative financing). If there´s a way I can get some guidance on how to get the documents or if someone have them or an example of them let me know. Thank you very much for your time.

Thank you for your input and time. I have to begin somewhere and at some point if I keep procrastinating I will never begin. What do you think can mitigate the risks of subject-to and what is your prospective about the next 6 months to a year?

Good evening I have a property I am looking to assume but I can't due to DTI. I know I can extract cash flow from the property even though the interest rate is not that good i can still cash flow some money and refinance in the future. I know to VA lets you assume the loan true a subject to method and thats my plan.

any advice on how does that work?

About the purchase contract. I feel like hiring an attorney will be way more easier because they have the experience. At least for the first and second time, after that I will consider other methods. Any recommendations about a how to chose a title company and a real state attorney?
