How to find deals in Philadelphia, New Jersey, and Delaware

I want to build my network and find better deals in Philly and surrounding areas. I haven't used OPM but I am looking forward to getting some good deals to started. I have built up some equity and am eager to start building my portfolio of rentals and maybe some flips. I am open to off market listings and any nearby networking events! Any advice/tips/ resources greatly appreciated.

Hey Stephanie, there's so many ways of finding deals within these areas. Direct from seller, the MLS and a lot on Facebook market place.

I live in Fishtown and it’s definitely a neighbourhood that’s growing fast with lots of new builds and plenty of deals to get in, to flip.

@Stephanie Cortez You find the best deals by either going direct to seller or having a strong relationship with wholesalers/agents. Don't look for the homerun right off the bat. Get a few base hits with a couple of wholesalers or agents and you will see that once people notice you can close, better deals will flow your way.

@Stephanie Cortez  In your post you shared you are looking for better deals in "Philly and surrounding areas". My advice is to narrow your search to one neighborhoood that aligns best with your investment thesis then focus on building relationships with those who are actively involved in that particular neighborhood. You will ultimatley come away with better opportunities than the scattered approach you've been relying on. Implementing this strategy will allow you to be more knowledgeable and therefore able to make quicker decisions and secondly others take notice of the investors who are repeatedly transacting in a specific neighbohrood which leads to more opportunties being brought to you.

    Hey Stephanie! Its great that you want to get into REI! I actually host Investor Happy Hours every two months or so and am having one this May. Reach out if you want me to send you more details

    As far as finding deals, I agree with Stuart. Hyper focus on one area and get to know as many people there.

    The reality of "off market" deals are not as beautiful as they sound. Those list are being sent to thousands of people, and the person sending them has to make some money too. 

    Between MLS and "off market," i haven't seen much of a price difference, in fact I have seen many instances where off market was a worse investment. Having a good agent review off market deals for you is a good idea as well. Lots of ARVs, rehab costs, etc are improperly disclosed.

    A true off market deal is one only YOU know about. Thats why relationships are important!
