I have 9 deals under contract right now, 19146, 19121, 19120, 19139. 3 more coming out today in 19132 and 19143, Philadelphia, PA.

I have write ups, comps, pics and exit strategies on every single on of them. Varies from full rehab to light cosmetics to turnkey, RSA5 and RM1.

Hey Stephanie, there's so many ways of finding deals within these areas. Direct from seller, the MLS and a lot on Facebook market place.

I live in Fishtown and it’s definitely a neighbourhood that’s growing fast with lots of new builds and plenty of deals to get in, to flip.

Hey David,

Philly has great investment opportunities, you just have to find the right places to look and secure the best type of deals. There's definitely areas you would want to stay clear of being new to investing, but once you build up your experience and portfolio you'll find that pretty much any of the places you mentioned, will make you money by buying investment real estate.

I've helped many new investors turn themselves into seasoned vets by exploring the better neighborhood's first and then once more experienced they can venture into the riskier areas.

Hey Gilad, 

Glad to see you have an interest in starting your investing journey!

I know you mentioned investing in Ohio and Georgia but have you considered anything closer, as in Philadelphia?

Would you be open to SFH conversions? I work with a lot of investors who target single family homes zoned RM1 with the thought to convert into small multi family properties.

If you are looking for turnkey properties, or those that are already setup as a multi family, what is your price point?

Hey Stephen,

Congrats on entering the world of real estate investment, the market can definitely be saturated with terrible deals, and wholesaler YES men who will tell you what you want to hear, so they can get a sale. 

Telling people the cold hard truth in this market is a challenge, but if you want to build trust and a solid relationship, then any realtor or agent you talk to should have the confidence to advise against a a bad investment, even if it affects them too!
