My instant advice after seeing this are:

1. The photos of the listing are brutal. Hire a photographer and stop trying to be one.

2. December and Jan are the least attractive times of year to move for a variety of reasons

If you get a good application with Feb move in, take it. And from now on make sure your leases don't end in the winter months.

Hello from pretty close by in Montgomery County...

U have a family, so your risk and are 40, so your risk has to be lower than the house hack suggested. You have 3 lanes to consider

1. Partner with another investor on a flip.

2. Find a multifamily that u can acquire and make a long term play on it.

3. Spend a few bucks to create marketing and get some deals that are wholesale opportunities and quick turn them.

A good remindee why investors really need to stop price shopping on insurance and really shop based on coverage, a great agent, and actually read their policies so they know what their coverage is and isnt.

If u have an hvac person only taking half a day to swap out a new heat pump and central air, and do all the proper evacuation and testing, they are on speed. More likely to take a full day and maybe part of another day. You are making a lot of assumptions on accessibility and ease of install.

Regarding materials, it's not just the units. Odds are the drain line, condensate pump, putting down new riser blocks or mounting blocks, the whips and line sets, new disconnect box, new low and high voltage wiring aren't in your Google pricing.

The easiest way to describe the difference is

A single stage system is like a pitcher with only a fastball. When the air or heat comes on , it turns the fan at a consistent fast speed.

A 2 stage is like a pitcher with a fast ball and change up. On a 75 deg day outside, if your air comes on, the fan can run at a slower setting. On a 99 deg, it runs at a faster setting. There is less wear and tear on the machine when the fan speeds are able to be modulated.

A 2 stage is far more efficient and less costly to run. Also most places offer rebates From your local utility on 2 stage equipment. If this was your personal home I would recommend the two stage. But for a rental a single stage is fine

Sorry to have to tell you this...But your expectations are too high for a prop mgmt co to handle 1 little rinky dink property. They do much better managing bigger portfolios. You may do better getting a local realtor as leasing agent and sub out all the maintenance to reliable folks who are local.

Any investor putting money in syndication deals should only put in money that they can afford to lose in its entirety. Meaning that you aren't bothered one bit if it goes to 0.

As others mentioned , you are probably going to have to owe the irs money on top of the loss. You should only invest in deals with excellent operators not excellent sales people
