Need help with Analyzing Cleveland Duplex

Anh Nguyen
Posted

I've been studying Cleveland and Bigger Pockets for months and thought I am beginning to understand the neighborhoods and deals a lot better. However, there is a listing which I thought is a good deal, yet its been on the market for over 2 months so clearly something's not right.

4427 Beta Ave, Newburgh Heights, OH 44105 | realtor.com®

Can anyone tell me what's wrong with it? Neighborhood seems good, needs what I would presume to be less than 20k in rehab, and has maybe $1700 in rent potential. Thanks!

Quote from @Shane Kelly:

It does seem like a good deal on the surface. Newburgh Heights is a city I recommend to my clients fairly often, and the pictures seem mediocre at worst. I do have a feeling that there is something more glaring that would come up either in the walkthrough or the inspection, because 2 months is a long time for Newburgh to have something sit, as you stated.

Remember when Mayor Trevor went to jail? Good times lol.
