Hey James, I’ve seen your guide before and it does seem to exclude the 35% assessed valued. However the tax calculations on your YouTube videos seem to be much lower so I was confused

I've been studying Cleveland and Bigger Pockets for months and thought I am beginning to understand the neighborhoods and deals a lot better. However, there is a listing which I thought is a good deal, yet its been on the market for over 2 months so clearly something's not right.

Can anyone tell me what's wrong with it? Neighborhood seems good, needs what I would presume to be less than 20k in rehab, and has maybe $1700 in rent potential. Thanks!

Thanks all for your feedback! It’s wild to me that people are cashflowing off their first year in these cities with these numbers. Do people tend to not factor in certain expenses to inflate their cashflow?

I'm curious on the gas and electric costs. I know tenants usually pay for it, but what if it is not seperately metered
