@John Rodriguez , I failed to follow up with him. I am still working on doing a deal. I figured I'll worry about opening escrow when I get a contract in hand. I have a friend that gave me a referral to his closing agent that closes all his deals so thats probably where I will end up going.

If you never intend to purchase the house yourself, then the above is still a lie. I suggest telling the absolute truth; if your business model does not work when or because you are truthful, then find a different business model.
Don, you're right. I look at deals first if its something that I can buy, but if you don't have an intention to buy don't say that.
You may want to check out the Red Pill Investor podcast, they have a pawnshop presentation that may at the very least give you some ideas.

I am a starting wholesaler, and a christian as well. I see wholesaling as a beautiful express of my faith being able to serve people in their time of need.
I also thing it is important to be honest and upfront with people. Says "hey, I am buying your house, but I need to make money. I plan on eventually selling it. It may not be the right house for my portfolio, but I know some people it may work for." If you find phrases like that, you're not lying and you are prepping them for an assignment of contract.

Lyall, thanks for the advice. The guy I met with was their salesman, but he was really helpful and said he loves helping new businesses. I told him most of what I was doing would probably be assignments and he said he would like to get me in front of a closing agent because he was unsure if they would close deals like that.

I am a new investor and I recently had a title company that called me off one of my bandit signs. I have yet to build a strong relationship with any title company, so I called the guy back and am meeting with him tomorrow morning. His basic pitch was we want to close your deals and can help you find more houses to buy.
I was wondering if anyone could provide some wisdom and/or good questions to ask tomorrow to feel out if this would be a good title company. I am mostly looking for a title company to handle my wholesale deals here in Houston, tx.

Hello BiggerPockets community!
My name is Michael Ryan, and I am a new investor. I got into real estate off a book my brother gave me. I devoured it, and it opened my mind to real estate investing. I proceeded to read and learn more and more for about the last year.
I recently have decided to get out and be an investor and not just a book reader. I have decided to start out in wholesaling because it will allow me to learn the business without the risk of hurting myself financially in a flip. Long term I would like to build a business of wholesaling properties and doing a few flips myself while building a nice rental portfolio.
If you're an investor in Houston I would love to hear from you, and if you're investing in northwest Houston please connect with me as this is where I am focusing my efforts currently, and I would love to buy you lunch or go out for a drink and learn from you.
Beyond that, if youre an experienced wholesaler and have any input/advice/things you wish you knew starting out that you would like to share, I am all ears (or eyes I guess in this case)!
