Post: USDA recapture fee

Want to buy this house direct from seller. She's delinquent by six months.

There's equity w/out the recapture fee, but we're not certain what the fee is or how to calculate it. It looks like there's no creative way around it. Anyone have experience w/ this? Is the only way to wipe it out in a short sale?

Also, back-door Listsource access that lowers the cost to .06 per record.

My approach is to ask my buyers what areas they're looking to buy in. I also find out what return they're looking for. For example, one of my buyers wants to be all in at 80% of ARV. They want 10-12% return on cash invested. Of course, I also know what type of properties and rehabs they want.

Armed with this information, I can market to these homeowners. 

I know that there are many ways to skin a cat when wholesaling, but this makes sense to me because I'm "beginning with the end in mind".

There are many options before the foreclosure sale, and some options after the sale (depending on judicial vs. non-judicial) that involve working with the owner directly. Once the redemption period has expired (judicial), then the primary option is working with the agent that the bank has listed with.
