Congrats on getting started and welcome to the forum.
@Ian Humphrey I know the Kansas City market well. We've been active there for nearly 10 years. The challenge you're going to have as an out of state investor is finding properties with opportunities to add value. Inventory is extremely tight right now. The questions you're going to have to think about is how will you be able to identify a deal that will work and do it quickly since you won't have a lot of time to do due diligence. Do you know what are good areas and what are not? Are you going to be able to know what the market value of a property is? How are you going to determine how much work will be needed and what the cost will be? The key to a successful BRRRR is knowing how much to pay and buying right. If you overestimate your ARV or underestimate your construction costs, you may not be able to get your money out. This is a challenging time to do a BRRRR remotely. I'm not trying to discourage you, but it's not as easy as it's sometimes made out to be. Make sure you understand these challenges.
Looking to start investing in multi-family and SFH in the KSMO area myself! Happy to connect with you @Ian Humphrey as well as anyone who wants to connect. Always happy to chat about new opportunities and the market!
